Step-by-step
- Open the Mortgage calculator. Go to Calculators and select the Mortgage tab.
- Enter price and down payment. The calculator derives the loan amount, and warns you if the down payment is under 20% — most lenders add PMI in that case.
- Enter rate and term. Use the APR you've been quoted and the term in years (30 and 15 are the common choices).
- Add the extras. Enter yearly property tax, yearly insurance, and monthly HOA if any. The "Monthly total" tile updates as you type.
Tips
- 15 vs 30 years. A 15-year term roughly halves the total interest but raises the monthly payment — try both and compare the tiles.
- Don't guess the tax. Property tax varies a lot by location. Look up the actual rate for the home's county for a realistic total.
- Watch the PMI note. If you see the PMI warning, budget roughly 0.5–1.5% of the loan amount per year extra until you reach 20% equity.
