How to estimate your monthly mortgage payment

Get the full monthly housing cost — not just principal and interest, but taxes, insurance, and HOA too.

The classic mistake when budgeting for a home is looking only at the principal-and-interest payment. Your real monthly cost also includes property taxes, homeowner's insurance, and possibly HOA dues — together they can add hundreds to the payment. The Toolsfully mortgage calculator shows the complete picture, computed instantly on your device, so your home-buying numbers stay private.

Step-by-step

  1. Open the Mortgage calculator. Go to Calculators and select the Mortgage tab.
  2. Enter price and down payment. The calculator derives the loan amount, and warns you if the down payment is under 20% — most lenders add PMI in that case.
  3. Enter rate and term. Use the APR you've been quoted and the term in years (30 and 15 are the common choices).
  4. Add the extras. Enter yearly property tax, yearly insurance, and monthly HOA if any. The "Monthly total" tile updates as you type.
Everything happens on your device. Nothing you enter is uploaded, logged, or stored — you can even disconnect from the internet after the page loads and it still works.

Tips

Frequently asked questions

Is this what my lender will quote?

The principal-and-interest figure matches standard lender math. Your actual offer adds lender fees and, below 20% down, PMI — so treat this as a close estimate, not a quote.

Can I use it outside the US?

Yes — the math is universal. Just put your local recurring costs into the tax and insurance fields.

Is my data private?

Yes. Everything is computed in your browser; nothing you enter is transmitted or stored.
